Coating a roof does two things. It changes the colour, which is the part everyone is buying, and it seals the surface, which is the part that actually matters. A sealed tile sheds water. An unsealed, weathered tile absorbs it, gets heavier, grows moss and eventually cracks.
The catch is that coatings only work on a sound, clean substrate. Paint over moss and it lifts. Paint over cracked bedding and you have a beautifully coloured roof that still leaks. So the painting is always the last step, never the only one.
Roof painting is priced by area, like restoration, but the number moves most on what has to happen before the paint. A sound, clean roof is a straightforward spray job. A weathered, mossy roof with cracked pointing needs a day of cleaning and a round of repairs first, and that is the difference between two quotes that look wildly apart for the same house.
Be careful comparing prices here. The cheapest roof painting quote is almost always the one that skips the preparation, and it is the one that fails first.
