What this actually is
Coating a roof does two things. It changes the colour, which is the part everyone is buying, and it seals the surface, which is the part that actually matters. A sealed tile sheds water. An unsealed, weathered tile absorbs it, gets heavier, grows moss and eventually cracks.
The catch is that coatings only work on a sound, clean substrate. Paint over moss and it lifts. Paint over cracked bedding and you have a beautifully coloured roof that still leaks. So the painting is always the last step, never the only one.
What the job involves
- Clean first, always High pressure clean to bare, sound tile. No coating bonds to lichen.
- Repairs before coatings Broken tiles out, ridge capping sorted, valleys checked. Coating a defect just makes it harder to find later.
- Sealer coat Binds the porous surface of a weathered tile so the colour coats have something to hold on to.
- Two colour coats Sprayed and back-rolled for coverage into the profile of the tile, not just across the top of it.
- Cut in and clean up Edges, barges and valleys cut in properly. Overspray is the tell of a rushed job and it ends up on your neighbour's car.
What roof painting costs
Roof painting is priced by area, like restoration, but the number moves most on what has to happen before the paint. A sound, clean roof is a straightforward spray job. A weathered, mossy roof with cracked pointing needs a day of cleaning and a round of repairs first, and that is the difference between two quotes that look wildly apart for the same house.
Be careful comparing prices here. The cheapest roof painting quote is almost always the one that skips the preparation, and it is the one that fails first.

Both, and the non-cosmetic half is the important one. A sealed tile sheds water. An unsealed, weathered tile absorbs it, gets heavier, grows moss and cracks through freeze and heat cycles. The colour is what you are buying; the seal is what you are getting.
How long does roof paint last?
It depends far more on the preparation than on the product. Properly cleaned, repaired and sealed, it is a long-term job. Sprayed over lichen, it lifts in patches within a couple of years and looks worse than before you started.
Can you paint a Colorbond or metal roof?
Yes. Metal is a different preparation to tile — it is about adhesion and treating any rust properly rather than sealing a porous surface — but a faded Colorbond roof can be recoated rather than replaced.
