What this actually is

A restoration is what you do when the tiles themselves still have years left but everything holding them together has stopped doing its job. On most Western Sydney houses that is exactly the situation. Concrete and terracotta tiles routinely outlast the building. The mortar under the ridge caps, the surface coating on the tile, and the steel in the valleys do not.

Done properly it is not a paint job. Painting a roof that has not been cleaned, repaired and re-bedded first is money spent on hiding the problem for about eighteen months. The order matters more than the products.

What the job involves

• Inspection and photographs We get on the roof, walk it, and photograph every valley, ridge, flashing and gutter. You see what we saw before anything is quoted.
• High pressure clean Moss, lichen and the black weathering that holds moisture against the tile all come off. Nothing sticks to a dirty roof, and you cannot see what is broken under it.
• Broken and slipped tiles replaced Cracked, chipped and delaminating tiles swapped out. On an older roof there are always more than you can see from the ground.
• Ridge caps re-bedded The old mortar bed is chipped out and the caps are re-laid in fresh mortar, set to the right line.
• Flexible pointing Pointed in a flexible compound that moves with the roof through a Western Sydney summer instead of cracking the first hot week.
• Valleys and flashings checked If a valley iron has rusted through it gets replaced now, while there is access, not in two years when it stains your ceiling.
• Sealed and coated A sealer coat to bind the surface, then colour coats. A sealed tile sheds water instead of drinking it, which is what stops the roof getting heavier every winter.

What a roof restoration costs

Roof restoration in Sydney is priced by the square metre of roof area, and the honest answer to "how much" is that nobody can give you a real number without measuring your roof and looking at its condition. Anyone who quotes you over the phone is either padding for the worst case or is about to find "extra work" halfway through.

What we do instead is inspect it free, measure it, and give you one fixed price that does not move. Below is what actually drives that number, so you can see where your quote is going to land before anyone turns up.

What moves the price:

• Roof area The base of every quote. A 120m² villa and a 250m² four-bedroom are different jobs, not different discounts.
• Tile material Terracotta is more work than concrete. It is more brittle to walk, harder to source matching replacements for, and it takes coatings differently.
• Single or double storey Two storeys means height access, more setup, and often scaffold. It is the single biggest step change in a roofing price.
• Roof pitch and complexity A steep roof or one cut up with lots of hips, valleys and dormers takes longer per square metre than a simple gable.
• How many tiles are broken You cannot count these from the ground. It is a real variable and it is why we photograph the roof before quoting rather than after.
• Whether the valleys have gone If a valley iron has rusted through it has to be replaced during the restoration. Leaving it in means the leak survives the job.
• Gutters at the same time Usually cheaper done together, because the access and the setup are already paid for.
